Designs for a new beachfront residential development, Solaya, have been revealed. Foster + Partners’ scheme for Brookfield Properties and Dubai Holding comprises two distinct residential collections, connected by a new park that overlooks the beach. Landscaping flows seamlessly from the park into the residential areas, creating a green sanctuary in the heart of Dubai.
Dan Sibert, Senior Partner, Foster + Partners, said: “Our scheme provides a collection of curated residences that are designed to offer refined luxury living, where the city meets the sea. The buildings are surrounded by incredible native greenery, and every apartment is orientated to maximise views and celebrate indoor-outdoor living by the beach. The project also generates a brand-new civic space for Dubai, with a spectacular landscaped park at the centre of the site.”
Steven Baumann, Partner, Foster + Partners, added: “Every apartment has been designed from the inside out, with a focus on delivering uncompromised luxury living. Dedicated lift access and sensitive landscaping contribute to greater privacy for residents across the development.”
The nine buildings at Solaya share a common architectural language and are seamlessly integrated with greenery to create a sense of unity between the two residential collections. The residences are orientated to maximise views along the coast and towards the city’s skyline, while ensuring privacy for residents. The development’s architectural expression is underpinned by strong vertical elements, which gives the impression of the buildings rising through the landscape.
Each residential building contains between 18 and 42 apartments and has its own private drop-off and concierge. The apartments feature courtyards, balconies, and outdoor terraces, which harmoniously blend nature with comfortable indoor living. Ground-floor homes connect with private gardens, while the whole-floor penthouses have their own dedicated lift access, private pools, and 360-degree views. State-of-the-art amenities within the various buildings are accessible to all residents, fostering a sense of community throughout the wider development.
The landscape design is defined by a layered approach, taking residents and visitors from a dune arrival area, through a sheltered canopy zone, to the park and the beach. Curated public amenities within the park combine passive and active elements. Extensive landscaping around the residential communities provides privacy and a sense of exclusivity. Planting features local species to support local wildlife and enhance biodiversity.
The development’s refined material palette, featuring natural stone and bespoke metalwork, complements one of Dubai’s oldest residential neighbourhoods and works in harmony with the natural landscape.
